These Posting Rules apply to all users who submit housing listings, rental offers, sublets, or related content (“Listings”) on Hyde Park Marketplace (“we,” “our,” “the platform”). By submitting a listing, you agree to follow all rules below.
1. Accuracy of Information
- All details you submit (price, dates, address, photos, descriptions, amenities, restrictions) must be accurate, truthful, and up to date.
- You must promptly update your listing if availability, price, or conditions change.
- Misleading, exaggerated, or false information is strictly prohibited.
2. Legitimate Ownership or Authorization
You may only post a property if you are:
- the property owner,
- a current tenant subletting legally,
- or legally authorized to advertise the property.
You must comply with local housing laws and lease agreements.
3. Prohibited Listings and Content
You may not post:
- fraudulent or deceptive listings
- duplicate or spam listings
- listings for properties you do not control
- listings with stolen or AI-faked photos
- discriminatory language (race, nationality, religion, gender, etc.)
- offensive, explicit, or dangerous content
- anything violating U.S., Illinois, or international law
4. Photos and Media Requirements
- Images must represent the actual property.
- AI-generated images must be clearly labeled.
- No stock photos unless you own the rights.
5. Communication
- You must respond honestly and respectfully to inquiries.
- Harassment, threats, or abusive communication are prohibited.
- You may not ask for payment before providing essential property information.
6. Payments and Scams
You may not:
- request payment through unsafe or untraceable methods
- request deposits before a visit unless legally required
- impersonate landlords, agents, or students
- engage in rental scams
Violators may be permanently banned.
7. Legal Compliance
You must comply with all applicable laws, including:
- local rental regulations
- fair housing laws
- subletting rules
- university housing policies (if applicable)
- immigration and international residency rules (for global users)
8. Platform Rights
We may:
- remove or edit any listing
- suspend or terminate users
- request identity verification
- block abusive or unsafe behavior
- share suspicious information with relevant authorities if legally required
9. Responsibility
You are fully responsible for:
- all content you post
- any legal issues arising from your listing
- truthfulness of information
- your communication with renters
