Posting Rules for Hyde Park Marketplace
These rules help keep the platform safe, accurate, and useful for everyone.
By posting a listing on Hyde Park Marketplace, you agree to all of the rules below.
1. Accuracy and honesty
• All information in your listing must be truthful and accurate.
• Do not post fake, misleading, or outdated listings.
• Photos must show the actual room or apartment being offered, not a different unit or a sample photo.
• If something changes (rent amount, availability date, roommates, etc.), you must update or remove the listing as soon as possible.
2. Eligibility and ownership
You may post a listing only if you are:
• the owner or co-owner of the property, or
• an authorized landlord / manager for that property, or
• a current tenant who has the legal right to sublease under your lease agreement.
You are responsible for making sure that your listing follows your lease, building rules, and local laws.
3. No discrimination or illegal content
Your listing must not:
• contain discriminatory language (for example, based on race, religion, nationality, disability, or other protected characteristics);
• promote illegal activity;
• include hate speech, harassment, or abusive language.
You may still describe reasonable, lawful preferences when sharing a unit (for example, “looking for a quiet roommate who keeps common areas clean”), as long as they follow applicable fair-housing rules.
4. Photos, contact, and privacy
• Do not upload photos that include other people without their permission.
• Do not post anyone else’s personal information (phone numbers, email addresses, documents, IDs) without their consent.
• You are responsible for any contact information you share in your listing or messages.
5. Listing lifetime and auto-removal
• To keep the marketplace fresh and remove inactive listings, each listing may be automatically unpublished after 3 months from the posting date.
• A listing that looks clearly outdated or abandoned may be removed earlier.
• You can always create a new listing again if the room or apartment is still available.
6. Our right to remove or edit listings
We reserve the right, at our sole discretion, to:
• edit, hide, or delete any listing that
– appears suspicious or fraudulent,
– receives serious complaints,
– clearly violates these rules or local law, or
– is duplicated or very similar to another listing you posted;
• limit or suspend accounts that repeatedly break these rules.
We may do this without prior notice in order to protect other users.
7. No guarantees and your responsibility
Hyde Park Marketplace is an online listing platform only. We do not:
• act as your landlord, broker, or property manager;
• screen or verify users, listings, or photos;
• sign leases or handle payments for you.
You are responsible for:
• checking the identity of the other party;
• carefully reviewing the lease or sublease terms;
• verifying the property PIN, owner name, and payment account name before sending any money.
Please use common sense and follow the rental safety reminder shown at the top of the site.
8. Changes to these rules
These posting rules may be updated from time to time.
The version posted on this page at the time you submit a listing will apply to that listing.
